Rock & Rubble, the only waste processing and recycling facility in the Armadale Kelmscott area in Western Australia, has been put up for sale by its owner. The business was established in 2018 and is located at 11 and 13 Keates Road Armadale.

The future of recycling and waste management is positive in Western Australia. Rock & Rubble’s business model can remain as it is, or be altered to suit the needs of a new owner.

Current processed products include topsoil, screened sand, road base, drainage stone, ferricrete, bitumen track material, recycled asphalt, and cracked pebble.

The population of the greater Armadale region has had an increase lately, and the forecast for growth is high. The suburb, in south-east Perth, has a mixture of industrial zoning, commercial, retail, and residential properties with easy access to the state’s arterial roads.

The property and improvements have been approved by the local council and other relevant authorities. The property and business are to be sold as a combined package.

According to the current owner of Rock & Rubble, the jewel in the crown of this opportunity is the licence issued by Government of Western Australia (DWER) for Category 12: the screening etc of material; Category 13: Crushing of building material; and Category 62: Solid waste depot.

The licence allows combined tonnage of 200,000 tons of Category 12, 13 and 62 products. The business is equipped with modern gear and vehicles, and will be sold as a going concern.

The Property at 11 and 13 Keates Road is zoned industrial and is composed of 7000 sqm of developed land with 1200 sqm of high truss processing warehouse, and a 70 sqm office building. There are also various material limestone structure bins.
